How can I find the best property for me?

The best way to begin your rental search is to visit the T-Square Properties website and search for currently available properties.  This site is updated daily and includes all pictures and details of the property.  Once you have located the property(s) that you are most interested in, we would suggest that you drive by to make sure that you like the location, curb appeal, neighborhood, commute, etc.   You can then contact T-Square Properties to schedule a time to view the interior.

What are your rental qualifications?

Our Screening and Leasing Guidelines can be found on our website under the Screening and Leasing Guidelines.  T-Square Properties does not accept comprehensive reusable tenant screening reports.

How long will it take to process my Rental Application?

Most applications take one to two business days to process depending on how quickly our third party screening company can get responses from previous landlords, employers, etc.

When is my rent due?

Rent is due in advance on the first of each month. Late fees are applied according to your lease agreement.

Can I pay my rent on-line?

You can pay your rent on-line using our secure ACH payment system.  To do this you simply log-on to the Tenant Portal and Pay Rent Online.

How do I get help for a maintenance problem?

For faster service, please submit your maintenance request using the Online Maintenance Request Form located on our website.  Please utilize the maintenance FAQs and troubleshooting guide before submitting your maintenance request.

What do I do in an emergency?

For Fire, Gas, or Natural Disasters call 9-1-1 first.

Examples of emergencies are active water flooding, fire, or anything that you believe may be dangerous to your health that can’t wait until the next business day.  In these cases, please call our office number and follow the prompts for an emergency.  We provide 24 hour service for emergencies.

Do I need renter’s insurance?
Renter’s insurance, naming T-Square Properties as Additional Interest, is required. The Landlord’s policy does not provide coverage to tenants for damage to personal property, dislocation expenses, theft, tenant liability, or other types of loss. Renter’s insurance is relatively inexpensive and easy to obtain. At your request, we’d be glad to provide you with insurance carriers that provide this coverage.
How do I notify you that I will be moving out?

It is required that you provide written notice at least 20 days prior to the end of your lease term.  You can utilize the Notice of Intent to Vacate Form located on our website.  If you do not receive confirmation within 3 business days please contact our office to confirm that we received your notice.

Can I use my security deposit as my last month’s rent?

No.  The security deposit is used to cover any needed cleaning or damage to the property and cannot be disbursed prior to vacating the property.  If you do not pay your last month’s rent, late fees will accrue according to your lease agreement.

How can I renew my lease?

If the landlord is interested in offering a lease renewal T-Square Properties will contact you approximately 30-60 days prior to your lease termination to communicate the new terms.  You may also contact T-Square Properties during this time to initiate the process.  If no renewal is signed and no proper notice received by either party then the lease will automatically convert to a month-to-month term.

I am getting a new roommate. Do they need to apply?

Any additional occupants or tenants that are 18 years and older, must submit an application and application fee to be approved.  A full tenant screening will be conducted by our third party screening company.   If the results of the screening are acceptable, we can email you the documentation that needs signed or we can schedule a time for all of you to come in and sign the authorizing paperwork.

When do I get my Security Deposit back?

You will be provided a complete written statement of the accounting of your security deposit in accordance with the Landlord-Tenant Law (RCW 59.18)

How can I get my Security Deposit back in full?

It is T-Square Properties’ objective to help you get your full security deposit back once you have vacated the property. To do this the property will need to be left in the same or better condition than it was in at the time of your move-in except for wear resulting from ordinary use of the premises.

Is the application fee refundable if I am denied?

T-Square Properties utilizes a 3rd party screening company to process all of our applications and the application fee goes towards those screening costs.  Therefore, the application fees are non-refundable.
